Can Detroit rise from decades of decline?

Los Angeles is partnering with two nonprofits, the Los Angeles Neighborhood Initiative (LANI) and the Los Angeles Conservation Corps (LACC), to accelerate sidewalk repairs ahead of the 2028 Olympic and Paralympic Games. LANI has spent over two decades helping council districts fix broken sidewalks more cheaply and flexibly than the city's official process, and LACC pairs the repair work with paid job training for youth ages 18–26, with 30 participants already completing the program.

As strip malls continue to decline, some urban planning and real estate experts are advocating to turn the spaces into mixed-use developments with both residential and commercial spaces. This redevelopment is an opportunity to revitalize and enrich a community by creating a village-like setting, like Woburn Village, with its 175,000 square-feet of commercial space and 350 housing units.

After the residential real estate market collapsed a decade ago, a developer that had been revitalizing an impoverished Jacksonville neighborhood with single-family homes pivoted to a broader approach to reducing crime and blight. Progress has been difficult, and violence in the neighborhood remains high. But, by building larger complexes and offering an array of services and interventions, Northwest Jacksonville Community Development Corporation is achieving slow but steady social change.

By investing public money, developing a branch of a local community college, and encouraging locals to invest in their own hometown, the small city of Raton, New Mexico has begun to turn their economic hardships around. City officials have looked beyond cyclical extraction businesses like coal mining in order to think about long-term financial success for their community members.

Kaua'i County Housing Agency uses a community engagement model for its master-planned affordable housing developments, involving community advisory committees, multiple public meetings, surveys, and online tools that allow residents to shape key housing and community decisions. The agency has applied this model for over a decade, with great results, including Lima Ola, a 550-unit workforce housing community.

To address issues with the city’s old, slow subway system, Boston's MBTA implemented an aggressive repair and staffing strategy that included replacing 250,000 feet of aging track and expanding the workforce from 5,700 to 8,000 employees through increased wages and sign-on bonuses. As a result, on-time performance soared from 25% to 92%, rider satisfaction nearly doubled, and the system now runs 278 more trains daily.

Investment groups and developers Voyage Investments and Shift Capital are working to raise funds to transform abandoned buildings into useful spaces that benefit the community, like a new high school or studio space for local entrepreneurs. These projects have brought upwards of 500 jobs to locals and help keep the community involved in the city’s development by allowing them to make small investments in upcoming projects.

The best way to grow generational wealth in the United States is by owning a home, so the Portland-based collective Taking Ownership is fighting the effects of gentrification in Black neighborhoods by helping homeowners do necessary home improvement work. Volunteers and licensed contractors do the work, and the projects are funded with donations from mostly White and wealthy donors.

Parity Homes is an equitable development company that is working to rehab properties that will be available for legacy residents to buy or rent for an affordable price in 2023. The organization aims to prevent residents — specifically people of color — from being pushed out of the neighborhood by supporting wealth creation through homeownership.

The Downtown Crenshaw group was inspired by the success of community land trusts, a model that keeps ownership of land and housing in the hands of the community, who can choose to keep it permanently affordable while providing tenants a pathway to wealth building. Since May 2021, the group has purchased 10 parcels of land, which will be developed into residential and commercial space that’s affordable for longtime residents and businesses.
