This NYC Suburb Actually Slowed Down Rent Growth


In New Rochelle, New York, median rent dropped 2% from 2020-2023 and even today is still significantly lower than the 25% and higher increases in NYC and surrounding areas. The city combatted rent growth with policy frameworks that encourage residential building, streamlined environmental reviews, offered developers tax incentives and created a standardized zoning process to make it easier and cheaper to build homes. So far, the city has added 4,500 new housing units in 10 years, with 6,500 more in early planning stages.
